The konoba is our stone cellar — a different world inside the house. It doesn't open before sundown, and that's by design.

Permitted only in the konoba and outside on the terraces. Nowhere else in the house.

00:00 to 07:00 — please respect the neighbours. Music can play all night in the konoba (it's soundproofed).

Small celebrations welcome with prior notice. Larger gatherings (10+ external guests) are treated as events and require a separate arrangement.

Pool safety

Children only with adult supervision. No diving — the pool isn't deep enough.

Pets

Welcome with prior notice. Please don't leave them alone in the house, pick up after them in the garden, and keep them out of the bedrooms.

Damages & incidents

Tell us right away — we handle everything reasonably. The security deposit covers minor incidents; larger damages are handled separately.

All extras are arranged on request, with at least 72 hours' notice.

Private chef

Chef comes to cook in your kitchen. Pricing agreed in advance.

Housekeeping during stay

€60 per visit (3–4 hours). Book once, daily or on a schedule.

Pre-stocking the kitchen

Send your list, we shop before arrival. Groceries at cost + €30 service fee.

Bicycles for adults and children, available with advance notice. Pricing depends on quantity and length of use.

• Can we host a wedding or larger celebration at the villa?

  Small celebrations (close family) are welcome with prior notice. Weddings and larger events (10+ external guests) are treated as commercial events — contact us for a tailored quote.

• Can we bring more guests than capacity?

  The villa sleeps 10, up to 12 max with prior arrangement. Larger groups (up to 20 daytime visitors for lunch or dinner) are welcome with notice.

• Is the villa accessible for guests with disabilities?

  Ground floor + pool + summer kitchen are accessible. The bedroom floor requires stairs — there is no lift. The konoba and wellness loft also require steps. For specific needs, please contact us.

• What if something breaks during the stay?

  Tell us right away — WhatsApp is fastest. Technical support typically arrives within 2 hours on weekdays.

• How fast is the internet?

  100 Mbps fibre. Handles multiple simultaneous streams, video calls and remote work.

• May I fly a drone on the property?

  Yes, while respecting BiH drone regulations and your neighbours' privacy. Footage for social media is allowed.

• What groceries do we get on arrival?

  A standard starter set: coffee, tea, oil, vinegar, salt, pepper, sugar, flour. Bottled water for 12. Everything else via your list (see grocery service).

• Can we do a late check-out at the end of our stay?

  Yes, on request — depending on the next guests' schedule. Fee: 50% of the nightly rate for check-out up to 18:00, full nightly rate after that.

• What happens to forgotten items?

  If you forget something, let us know — we send it at your cost (shipping + €15 packaging fee).

• Which credit cards do you accept?

  Visa, Mastercard, American Express via the Stripe link we send you.
